Choosing an estate agency website involves more than finding a design you like. Your website needs to present properties clearly, support your marketing and work with the systems your team uses.

A template can provide an established starting point. A bespoke website gives you more scope to shape the design and functionality around specific requirements. The right choice depends on what your agency needs now and what you expect to change.

Made Simple Media has more than 10 years of web design and development experience. Our property projects include helping At Home Estates move from a packaged website to a bespoke solution with greater editing flexibility.

What is a template estate agent website?

A template website starts with an existing design or set of layouts. Your branding, content and property information are added within that structure.

Specialist estate agency packages may include property search, CRM connections, hosting and support. The available features and degree of customisation vary between providers.

A template can be a sensible choice if its layouts and functionality already suit your business. The important question is how well the package supports the tasks your team needs to carry out.

What is a bespoke estate agent website?

A bespoke website is planned and designed around your agency’s requirements. This can include its page structure, property presentation, search tools, enquiry journeys and integrations.

Bespoke does not mean every component must be written from scratch. A project can use an established CMS and proven development tools while providing a design and features tailored to your business.

The scope still matters. A bespoke website only includes the functionality agreed for the project, so editing controls, integrations and future development options should be discussed before work begins.

How do the two approaches compare?

These are typical differences. Check each proposal carefully, because providers use terms such as “template”, “tailored” and “bespoke” differently.

Area Template or packaged website Bespoke website
Design Starts with existing layouts and customisation options Layouts and visual design developed around your brief
Property search Uses the package’s available filters and features Search can be planned around your property market
CRM integration May include supported connections Can accommodate specific requirements where the CRM allows
Content editing Depends on the platform and package Editing controls can be included in the specification
Delivery An established setup can reduce build time Usually needs more planning, design and development
Costs May combine setup fees, subscriptions and extras Depends on the agreed scope, integrations and support
Future changes Limited to supported options or separately quoted work Further development depends on the platform and architecture

When can a template be the right choice?

A template can work well when your requirements closely match what the provider already offers.

For example, your agency may need standard sales and lettings listings, familiar search filters, service pages and enquiry forms. If the package supports your CRM and gives your team sufficient editing access, it could meet those needs without extensive custom development.

Before choosing, ask for a demonstration of everyday tasks. Can you add a location page, update a service, change a form or publish a market report?

Also check what happens when a request falls outside the standard package. Knowing the options and costs upfront makes it easier to assess whether the platform will suit you over time.

When is a bespoke website worth considering?

A bespoke approach becomes useful when you can identify requirements that an existing package does not handle well.

Those requirements might include:

  • Property filters specific to your market
  • A distinctive way of presenting your agency and services
  • Additional information alongside imported CRM listings
  • Different enquiry journeys for vendors, landlords and applicants
  • Flexible page layouts for ongoing marketing
  • Connections with systems outside a provider’s standard integrations

For a commercial property agency, floor-area filters and property documentation may be particularly important. For a residential agency, the priorities might include valuation enquiries, branch information and local content.

Our approach to property website design starts with those requirements, so the proposed website reflects how your business operates.

At Home Estates: Moving beyond a packaged website

At Home Estates approached Made Simple Media because its existing packaged website limited what the team and its marketing agency could change. The design also needed updating to reflect the business’s brand.

Working with the client and its marketing agency, we reviewed the existing page structure and produced a revised sitemap. We then developed wireframes and visual designs using the client’s branding and photography.

The new website combined clear property details and prominent images with an Acquaint CRM XML feed to update listings automatically. Backend controls also allowed urgent property changes.

Concrete CMS provided greater flexibility for creating pages, editing titles and metadata, and managing content for ongoing marketing.

The reason for moving was specific: the agency needed more control over its website and how it could develop. That is a useful starting point for any business considering a similar change.

How should CRM integration influence your decision?

Check your CRM requirements early, whichever approach you are considering.

A package with an established connection to your CRM may cover everything you need. Alternatively, your agency may require additional property fields, website-only content or particular enquiry handling.

Ask which information is transferred, how often it updates and whether website enquiries can return to the CRM. Also establish which system controls each field and what happens to manual website changes after the next import.

Our property website CRM integration guide explains these decisions using examples from Colyer Commercial, Restaurant Property and At Home Estates.

Which approach gives your marketing team more control?

Ask to see the editing tools rather than judging flexibility from the finished design.

Your team may need to:

  • Create area guides and service pages
  • Change page titles and descriptions
  • Add internal links between related pages
  • Publish market updates and completed deals
  • Adjust page layouts and calls to action

A template platform may support these tasks well. A bespoke build needs them included in its specification.

For At Home Estates, editing flexibility was a central project requirement. It gave the client and its marketing agency more freedom to develop the website’s content. That flexibility supports marketing work, but it does not replace the need for useful content and a considered search strategy.

Compare the ongoing costs as well as the build price

When comparing proposals, look at what you will pay over the same period and what each price includes.

Check setup or development fees, hosting, maintenance, CRM access, integrations, support and charges for changes. Ask whether training and content migration are included.

It is also worth establishing who controls the domain, what access you receive and how you could move your content or website to another supplier. These arrangements depend on the provider’s terms, rather than whether the website is described as template or bespoke.

A useful comparison is the total cost of meeting your requirements over two or three years, including the changes you already expect to need.

Here is our property website pricing guide so you know a bit more about the potential costs.

How to choose the right approach

Start with a short list of requirements and ask each provider to show how they would meet them.

If an established package fits your agency, offers the editing access you need and works with your CRM, it may be a good choice.

If important requirements would involve compromises or repeated workarounds, a bespoke website is worth exploring.

The strongest brief describes practical needs: what visitors should be able to find, what actions they should take and what your team needs to manage.
